775-808 Columbus Avenue and 801 Amsterdam Avenue
Located on Manhattan’s Upper West Side, Columbus Square is a high-end project that will feature five unique residential rental buildings and more than 300,000 square feet of commercial and retail space. Each building is mixed-use, combining residential space with a mixture of commercial space, community facility space, and, in some buildings, parking space. The project spans three city blocks and includes 710 units of residential housing. All five buildings at Columbus Square were created with energy-efficient features such as solar panels and green roof space. Each building will have wireless access. The entire project is anticipated to be completed in 2010.
Seiden & Schein, P.C. was retained by the developers, The Chetrit Group and Stellar Management, to prepare condominium declarations for each of the five buildings in Columbus Square and to obtain 421-a and ICIP benefits for each building. The condominium declarations serve the purpose of separating out the residential space from the non-residential space through the creation of separate condominium real estate tax lots. This procedure allows the developer to take advantage of both the 421-a and ICIP real estate tax benefits which would otherwise not be available simultaneously. The result will be a significant real estate tax savings to the developer over the next decade.
