A 185 unit mixed-use leasehold condominium in the burgeoning Queens West area of Long Island City.  Services include the preparation of leasehold condominium offering plan, unit sales, the preparation of a declaration of condominium, counsel to the sponsor in negotiations with the sponsor’s landlord, Queens West Development Corporation.

Sometimes referred to as the “Little Empire State Building,” this 445 unit mixed-use rental  building, located in Downtown Manhattan, is being converted to a condominium.   Services include the preparation of a condominium offering plan, unit sales, the preparation of a declaration of condominium, counsel to the sponsor in negotiations with a tenant’s association, and processing of an application for 421-g real estate tax benefits.

A large-scale housing development on the Williamsburg Brooklyn waterfront.  Currently under construction are a residential market-rate condominium tower with 177 units, four private market-rate townhouse condominium units, a six-story affordable rental building and a parking garage.  Future construction is planned on the site for two additional market-rate residential condominium towers, having approximately 244 and 400 units, respectively.  Services include the preparation of a condominium offering plan, unit sales, and an application for 421-a real estate tax benefits for the market-rate condominium and the preparation of a declaration of condominium and an application for 421-a real estate tax benefits for the affordable building, as well as homeowners’ association documents that cover the entire project. 

Client:  A joint venture between L&M Equity Participants Ltd., Toll Brothers, Inc. and RD Management LLC.
